Landlord responsibilities under the Section 8 Housing Choice Voucher Program

  • Screen the family to be sure they will be good tenants. You should look at their rental history, credit history, and criminal record history.
  • Obey the lease with the family and the contract with KHA. This includes giving certain information to KHA.
  • Maintain the unit up to the standards of the HUD and KHA Housing Quality Standards
  • Follow fair housing and equal opportunity requirements.
  • Follow the law on security deposits, including proper notice of refunds when the family moves out.
  • Enforce the family's responsibilities under the lease.
  • Notify the KHA if the family does not obey the lease or if there is any other problems with the family.
  • Pay for utilities and provide services that your are responsible for under the lease.
  • Collect from the family:
    • any security deposit
    • the family's portion of the rent
    • any charge to repair damage that the family caused.
